How to prepare a property for a professional real estate photoshoot

A practical checklist to help a property look brighter, more spacious and more attractive in online listings.

How to prepare a property for a professional real estate photoshoot

Preparation makes the difference

A good camera cannot replace a well-prepared property. Before the shoot, review every room from the perspective of someone seeing the home for the first time.

1. Declutter and depersonalise

Remove family photos, paperwork, cables, fridge magnets and distracting items. The home does not need to be empty; each space simply needs a clear purpose.

2. Make the most of natural light

Open blinds and curtains, clean the windows and check that every light works. Consistent lighting helps rooms feel warm and spacious.

3. Pay attention to kitchens and bathrooms

Clear worktops, put away toiletries and add clean, neutral towels. These rooms quickly communicate how well a property has been maintained.

4. Prepare terraces, pools and gardens

On the Costa del Sol, outdoor areas are a key part of the decision. Arrange furniture, open parasols where appropriate and remove hoses, buckets and maintenance items.

5. Check the small details

Straighten cushions, bed linen, chairs and artwork. Hide remote controls and bins. These are simple changes, but the camera records every detail.
